OWNER GUIDE 4
HOW TO PRICE YOUR WEEKS AND KEEP YOUR CALENDAR FULL
Most owners let a few weeks to cover the site fees. The right price fills those weeks without leaving money on the table.
KNOW YOUR SEASONS
- Peak: the school summer holidays and bank holiday weeks. Your highest price.
- Shoulder: Easter, May, June, September and October half term.
- Low: November to March, outside Christmas and New Year.
LOOK AT YOUR NEIGHBOURS
Search Static Stays for caravans on your park with the same number of bedrooms. Price within the range unless you have something they do not: a sea view, a hot tub, a newer caravan, an enclosed deck for the dog. Across the caravans on Static Stays, prices typically run from about £300 a week in low season to about £700 in peak.
SHORT BREAKS FILL THE GAPS
Offer three-night weekends and four-night midweek breaks outside the summer holidays. They fill the weeks that would otherwise be empty, and they bring guests who come back.
SHOW THE PRICE PLAINLY
Always show a price from and a price to. Guests skip listings without prices and assume the worst.
KEEP THE CALENDAR CURRENT
Update your calendar every time you take a booking. A calendar that is out of date costs you enquiries and annoys guests. Listings whose calendar has not been touched for 60 days drop down the search results.
LATE DEALS
If a week is still free two or three weeks out, drop the price and post it as a late deal. A full week at a lower price beats an empty one.
