STATIC STAYS
TERMS
These terms apply to everyone who uses staticstays.co.uk. Part 2 applies only to caravan and lodge owners who list with us. Last updated 23 October 2026.
PART 1: USING STATIC STAYS
1. WHO WE ARE
Static Stays is run by Static Caravan Stays Limited, company number 17317424, registered office Spencer House, 114 High Street, Wordsley, Stourbridge, DY8 5QR. Email hello@staticstays.co.uk.
2. WHAT WE DO
Static Stays is a listings site. Private owners advertise their holiday caravans and lodges, and guests contact them through the site. Any booking is a contract between the guest and the owner. Static Stays is not a party to it, does not take payment for it and adds no booking fee. We do not own, inspect or manage the caravans, unless a listing says our review team has stayed there.
3. IF YOU ARE A GUEST
- Check the details, the price and what is included with the owner before you pay anything. Park passes are usually bought from the park and are not included.
- The owner sets their own terms for deposits, cancellations, dogs and damage. Ask for them in writing.
- Pay by a traceable method. Read our Book safely page before paying a deposit.
- If something goes wrong with a booking, contact the owner first. Tell us too, and we will look into it. We can remove an owner from the site, but we cannot refund money paid to an owner.
3A. IF YOU ARE A BUYER
- A sale is a contract between the buyer and the seller. Static Stays is not a party to it, does not take payment and takes no commission.
- See the caravan before you pay anything. Check the pitch licence, the site fees and whether the caravan can stay on the pitch with the park itself.
- Get an independent inspection, and never pay by bank transfer to someone you have not met.
4. REVIEWS
Only guests whose stay the owner has confirmed may review. We publish every review that meets our review policy, good or bad. You must not post a review that is false, that you were paid or rewarded for, or that is about a caravan you or someone close to you owns. Our review policy explains the rest.
5. INFORMATION ON THE SITE
Owners write and check their own listing details, and we write them up from what owners tell us. We take care, but we cannot promise every detail is correct or up to date. Local information on town and park pages comes from the sources shown on each page and can change. Check anything important, such as dog rules or opening times, before you travel.
6. LINKS AND PARTNERS
Some pages link to other businesses, such as holiday parks, caravan finance brokers and insurers. We may earn a commission if you use them, and we say so where the links appear. Their own terms apply. We are not a lender, broker or insurer and do not give financial advice.
7. USING THE SITE FAIRLY
Do not use the site to send spam, to harvest owners' or guests' details, to post anything unlawful or misleading, or to try to break or overload it. We may block anyone who does.
8. OUR RESPONSIBILITY TO YOU
Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else the law does not allow us to limit. Otherwise, as the site is free to guests, we are not responsible for losses arising from a booking made with an owner, or from the site being unavailable for a time.
PART 2: OWNER TERMS
9. THE LISTING
- A listing runs for one year from the day your payment goes through.
- It includes: your listing written up from your notes, photos brightened, a house-style illustration of your caravan, your own page for enquiries and your diary, and renewal reminders.
- No commission is ever taken on your bookings. Guests pay you directly.
- The yearly price is shown before you pay. If you were an owner on Mobile Homes 4U before the move to Static Stays, you keep the yearly rate we have agreed with you. We will give you at least 60 days' notice before your renewal of any change to your rate.
10. PAYING AND RENEWING
You pay through Stripe. Your listing does not renew automatically and we never take money without you choosing to renew. We email you 30 days and 7 days before your renewal date. If you do not renew, your listing comes off the site on the renewal date and you can renew at any time to put it back.
11. YOUR RIGHT TO CANCEL
You can cancel within 14 days of paying and get a full refund, unless your listing has already gone live at your request, in which case we refund the fee less a fair amount for the days it was live. After 14 days the fee is not refundable, but you can ask us to take your listing down at any time. To cancel, email hello@staticstays.co.uk.
12. WHAT YOU PROMISE US
- You own the caravan or lodge, or have the owner's written permission to let it.
- Your park allows private letting, and you follow its rules.
- You meet the law on holiday lets. That includes an annual gas safety check by a Gas Safe registered engineer, a fire risk assessment, working smoke and carbon monoxide alarms, suitable insurance that covers paying guests, and any local registration or licensing rules (for example, Wales has a visitor accommodation register). Our owner guides give more detail, but meeting the law is your responsibility.
- Your listing is accurate, your photos are your own or you have permission to use them, and your prices and diary are kept up to date.
- You will deal honestly with guests and give them your booking terms in writing.
13. WHAT YOU MUST NOT PUT IN YOUR LISTING
- Key box codes, door codes or alarm codes. Send these to your guest yourself after they book. The site will refuse them.
- Your bank details, or a request that guests pay anywhere other than to you.
- Anything false, misleading, offensive or that belongs to someone else.
14. CHECKING OWNERS
Before a listing carries the Verified owner mark, we check a photo of your ID and your site fee invoice or pitch licence. We delete the ID photo once checked. We may refuse or remove a listing if we cannot verify it.
15. ENQUIRIES AND GUESTS' INFORMATION
Enquiries come to your email and your owner page. Use guests' details only to deal with their enquiry and booking. Do not add them to a mailing list or pass them to anyone else. You are responsible for how you handle their information once you have it.
16. YOUR SIGN-IN
Keep your PIN to yourself. Tell us straight away if you think someone else knows it, and use Forgotten my PIN to change it.
17. WHEN WE MAY REMOVE A LISTING
We may suspend or remove a listing if it breaks these terms, if we receive a credible complaint of fraud or a safety risk, or if the park tells us letting is not allowed. We will tell you why and, unless the problem is fraud or a serious breach, give you a chance to put it right. If we remove a listing for reasons that are not your fault, we refund the unused part of your fee.
18. OUR RESPONSIBILITY TO OWNERS
We do not promise a number of enquiries or bookings. Our total liability to you in any year is limited to the fees you paid us in that year, except where the law does not allow a limit.
PART 3: SELLER TERMS
18A. SELLING ON STATIC STAYS
- Listing a caravan for sale is free and we take no commission on the sale.
- A sale listing stays up for six months. We email you before it comes down, and you can keep it up for another three months at a time, free.
- You must own the caravan, or have the owner's written permission to sell it, and tell us truthfully whether it can stay on the pitch for a new owner.
- Check your park's rules before you list. Some parks charge a fee on private sales, need to approve the buyer, or do not allow the caravan to stay on the pitch. Meeting your park's rules is your responsibility.
- Keep your listing accurate. Mark it as under offer or sold as soon as that happens.
- Owner terms 12 to 18 also apply to sellers, except the parts about fees and renewal.
19. CHANGES TO THESE TERMS
We may update these terms. We will email owners about any change that affects them at least 30 days before it applies. Changes do not affect a listing you have already paid for unless the law requires it.
20. LAW
These terms are governed by the law of England and Wales. If you live in Scotland or Northern Ireland, you can also bring a claim in your local courts.
