OWNER GUIDE 5
RUNNING A GREAT STAY: FROM ENQUIRY TO REVIEW
Good reviews and repeat guests come from the small things: a quick reply, clear information and a warm caravan.
ANSWER ENQUIRIES FAST
Reply the same day if you can. Guests often enquire about several caravans at once, and the first good reply usually wins. Confirm the dates, the price, the deposit and what is included.
TAKING PAYMENT SAFELY
- Take a deposit to secure the booking and the balance a few weeks before arrival.
- Use a traceable method and send a written confirmation of dates, price and terms.
- Tell guests they can check you on Static Stays: the Verified owner mark shows we have checked your ID and ownership.
THE WELCOME BOOK
Leave a short book on the table covering:
- Wi-Fi name and password.
- How the heating, hot water and shower work.
- Bins and recycling.
- Park passes: where to buy them and what they cover.
- The nearest shop, a good pub, the beach, a dog walk, and a rainy-day option.
- Check-out time and what to do with the keys. Send any key box code to the guest direct, by text or email, never in your listing.
- Your contact details and the park reception number for emergencies.
HOUSE RULES
Keep them short and friendly: no smoking, how many dogs, quiet after 11pm, leave it as you found it. Put them in the listing as well, so nobody is surprised.
SAFETY AND THE RULES FOR LETTING
- Check your park allows private letting before you list.
- Holiday lets need an annual gas safety check by a Gas Safe registered engineer.
- Fit and test smoke and carbon monoxide alarms.
- Tell your insurer you let the caravan. Standard owner policies may not cover paying guests.
REVIEWS
After the stay, Static Stays invites your guest to leave a review. Every review is published, good or bad, and you can reply once. Never offer a discount or anything else in return for a review: it breaks our rules and the law.
