FOR OWNERS
PART-EXCHANGE OR PRIVATE SALE?
When you sell, or trade up, the park will usually make you an offer. It is quick. A private sale to a buyer who keeps the caravan on its pitch is often worth more. You can list it for sale on Static Stays free, with no commission.

WHAT THE TRADE BODIES SAY
The National Caravan Council (NCC) and the British Holiday and Home Parks Association (BH&HPA) describe three ways to sell: privately with the caravan staying on its pitch, privately with the caravan moved off the park, or to the park. They say a private sale on the pitch often gives the best return, because the rest of the licence goes with the caravan. A sale to the park is priced on a trade valuation, and the park can sell it on for more with a new licence.
They also say a holiday caravan is not a financial investment. Most lose value over time, so expect a used price.
YOUR RIGHTS ON A PRIVATE SALE
Under the NCC guidance for licence agreements made from 1 May 2023:
- You give the park written notice and clear anything you owe.
- The park can ask to buy it first.
- The park's checks on your buyer must be no stricter than for its own buyers, and must not be used to block the sale.
- Your buyer gets a new licence agreement on terms no less favourable.
- You pay a transfer fee, which should be set out in your licence agreement.
Older agreements may follow the earlier trade code, under which a private sale went through the park office for a commission of no more than 15% of the price plus VAT. Your licence agreement is what counts: read it, and ask the park to confirm the fee in writing.
Holiday caravans are not covered by the Mobile Homes Act 1983, which is for residential park homes. Your rights come from your licence agreement and consumer law.
GETTING A FAIR PRICE
- Ask the park which trade guide price its offer is based on, and get offers from other parks and dealers.
- Look at what similar caravans on your park are selling for. Caravans for sale on Static Stays
- Check the years left on your licence. Buyers pay more for more years.
- List it privately first. You can still take the park's offer if nothing comes of it.

QUESTIONS PEOPLE ASK
Can the park stop me selling privately?
Under the NCC guidance it should not block a private sale, but it can ask to buy first, check your buyer and charge the transfer fee in your licence agreement. Check your own agreement.
Is there a cap on what the park can charge?
The earlier trade code capped commission at 15% of the price plus VAT. The current NCC guidance instead says the transfer fee should be agreed and set out in your licence agreement.
Does it cost anything to list my caravan for sale on Static Stays?
No. Sale listings are free and we take no commission.
